This ‘Terms of Service’ Agreement is a legally binding contract. Therefore, please read it carefully before indicating whether you are willing to accept its terms.
Welcome to Alveo Hive (“Us” or “We”). Alveo Hive owns and operates an online platform at https://www.alveohive.com (“Platform” or “the Platform”) through which we offer opportunities for Landlords, Real Estate Developers and Agents to showcase their properties to individuals in search of a residential or commercial property to buy or rent (the “Service”).
The terms and provisions of this agreement (“Terms”) are made by and between Alveo Hive and the person (“User” or “You”) making use of the Platform and its related Services. Any participation in this Service will constitute acceptance of all the conditions in, and linked to these Terms, including our Privacy Policy and Cookie Policy. When using the Platform, its related Services and any information and materials thereon (“Content”), you shall be subject to any posted guidelines or rules applicable to such Services.
If you do not agree to any of the Terms below, Alveo Hive is unwilling to grant you access to its Services or those areas of its website that are open to its clients, thus, you should not create an account and you should exit the website.
Basic Service
Alveo Hive’s main goal is to connect Accommodation Seekers to Providers of such properties being sought after. The Service is to enable Property Seekers take the first steps towards acquiring an ideal and suitable property; this is done by providing Property Providers with the ability to advertise their properties online to other Users.
Alveo Hive’s online Service is intended to enable:
Users of the service provide the information necessary for accomplishing these connections. The information is mostly exchanged electronically, via the internet and also over phone, up until both parties meet in person. You are responsible for your use of the Services, for any Content you provide to and via the Services, and for any consequences thereof.
The Services provided by Alveo Hive may continue to evolve and the form and nature of the Services may change from time to time with or without prior notice. We also retain the right to create limits on use of our website at our sole discretion and may not be able to provide prior notice.
You may use the Services only if you are ages 18 and over, being of sound mind and agree to these Terms. The Contents and Services referenced on the Platform is intended to be made available to individual Users, companies, or other legally-recognised entities. You agree that you have all requisite authority to use the Services contemplated by this Agreement.
In order to access certain features of or to post content on the Platform, you must register to create an account ("Account"). By creating this Account, you represent that you are either: (i) an individual (or company) and wish to list properties on your own behalf or on behalf of another entity, or (ii) an individual (or company) and wish to seek properties online to buy or rent.
The mandatory and optional information you provide for your profile are your "Profile Information". You represent that your Profile Information is current, accurate, truthful, and complete, and you will regularly update this information to maintain its completeness and accuracy. You will also choose a secure password to safeguard your Account from unauthorised users.
The main means through which we may contact you are your email address and telephone number. You are responsible for ensuring that your contact information is valid and up-to-date. You agree to receive to the email address last provided, any communications that we are required or choose to send to you.
To obtain a verified account, we may ask for certain information or documents that allow us to comply with certain rules and regulations related to, among other things, accuracy of information as well as the suitability and legality of your service. This is done to ensure compliance to guidelines, and satisfactoriness of the information provided. You can access and modify the information you provide to Us by visiting the Profile section.
Listings will have to undergo an approval process, which may take not more than 6 hours. Once your property is approved, it will become visible to the target audience.
You are responsible for maintaining the confidentiality of any Account information (especially passwords) that you use to access any feature on the Platform. Further, you are fully responsible for all activities occurring under your Account that result from your failure to use or maintain appropriate security measures. If you become aware of any suspicious or unauthorized conduct concerning your Account, you agree to contact us immediately so that the proper actions can be taken.
The Services may include third party advertisement, which may be targeted to the Content on the Services, queries made through the Services, or other information. The types and extent of advertising on the Services are subject to change. You agree that Alveo Hive and its partners as well as third party providers may place such advertisements on the Services.

Extent of Our Role in Transactions
By posting on the Platform, User represents and agrees that Alveo Hive does not hold entitlement to the properties being offered, except to provide an efficient means of connecting the Users to the appropriate counterparty and for facilitating contact between Property Seekers and potential property sources. We do not mediate property viewing or transfers through our Platform, or receive or transmit properties on behalf of Users.
Subscription to the Service and payment of any fee authorizes a single individual (or company) to use the Service.
For Property Seekers: Creating an Account and browsing our Platform are offered to you free of charge.
In the event that you require some specific services that doesn’t fall within the Basic Service of this platform as stated above but still in line with real estate (or other premium extras or arrangements), you can contact us through any of our Support Contacts and we’ll let you know if that service is available and the cost involved, if any.
For Property Providers: Access to the Platform’s Basic Service (ie. Posting ads) is free of charge within our 6 months trial period, which ends in November 2020.
Thus, from December 2020, our Listing Fees set in, in which case you either pay a small fee for each property listed or subscribe to a listing package which allows you to pay a discounted lump sum for a period, which would cover your listings and other additional services. We also have unique premium plans, which you can choose to subscribe to at a fee, to help you get ahead of the rest.

Electronic Delivery of Documents
Integrity and Credibility form part of our Core Values; and in order to uphold these, we would take reasonably necessary steps to verify some information you provide us to ascertain its credibility so as to give our Property Seekers some degree of assurance.
Thus, for certain property types, we may request for some documents that prove the authenticity of the property details provided.
When there is the need for us to see such documents (or particulars needed for identity verification), we will send a notice to the email address you provide and/or your contact number.
You could then send us a scanned copy through the Platform’s portal or our email.
You are solely responsible for reviewing and ensuring that all of the information in these documents are true, complete and not misleading in any way and that the electronic record of such documents are admissible in judicial or administrative proceedings for the purpose of any laws or rules and regulations to the same extent as if the documents and records were originally handed to us in person.
All information submitted through The Platform, including messages, will become property of Alveo Hive.
Most of this information will be made available to any User on our Platform requesting to contact any other User on the Platform, for the purpose of Property Transactions.
Users are responsible for conducting any legal, accounting, or due diligence review when entering into contract with the other party.
Limitations on Use of Services
Your use of the Services is at the sole discretion of Alveo Hive and must follow the guidelines of these Terms. We may deny you further use of the Services at any time, including, without limitation, for your violation of these Terms, failure to provide accurate registration data, misuse of the Service, or any other reason.
Users must always obey all applicable local, national, and international laws associated with the use of the Platform and any affiliated services.
You agree not to use the Services to impersonate any person or entity, post misleading Profile Information, documents or certifications, falsely state or otherwise misrepresent your affiliation with any person or entity.
You acknowledge and agree that Alveo Hive has the right to monitor, read, and disclose any information on the Platform as we reasonably believe is necessary or appropriate to (i) satisfy any applicable law, regulation, legal process or governmental request, (ii) enforce the Terms, including investigation of potential violations hereof, (iii) detect, prevent, or otherwise address fraud, security or technical issues, (iv) respond to User support requests, or (v) protect the rights, property or safety of Alveo Hive, its Users and the public.

If you engage in any unauthorised activities, we may take various actions to protect Alveo Hive from claims, fines and any other liability. The actions we may take include but are not limited to the following:
Governing Law
These Terms shall be governed in all respects by the laws of the Republic of Ghana. Except as otherwise agreed by the parties, you agree that any claim or dispute you may have against Alveo Hive must be resolved by arbitration in the Republic of Ghana.
If any provision of these Terms is held to be invalid or unenforceable, such provision shall be struck and the remaining provisions shall be enforced. Our failure to act with respect to a breach by you or others does not waive our right to act with respect to subsequent or similar breaches. We do not guarantee we will take action against all breaches of these Terms.
The User Content is created by members of the public, thus any information provided in relation to any property on the Platform are theirs and unless specifically stated otherwise are not those of Alveo Hive. Alveo Hive is not responsible for any Content posted by Users or for the content of any third party sites that may be accessible through the Platform. Any links to third party websites do not amount to an endorsement of that site and any use of that site by you is entirely at your own risk.
Although Alveo Hive undertakes commercially reasonable efforts to ensure that the information on the Platform are current, accurate and complete, note that: this Platform, Service and Contents thereon are provided to you on an "as is" and “as available” basis. Without limiting the aforementioned, Alveo Hive makes no warranties, expressed or implied, including without limitation, conditions of merchantability, timeliness, security, likely results, reliability of Content provided thereon or non-infringement of intellectual property or other violation of rights.
Furthermore, We will not be responsible or liable for any double-cross by other Users, harm to your computer system, loss of data, or other harm that results from your access to or use of the Services.
We make no warranty that the Services will meet your requirements or be available on an uninterrupted or error-free basis: We reserve the right to suspend access to the site without prior notice during scheduled or unscheduled system repairs or upgrades. No advise or information, whether oral or written, obtained from Alveo Hive or through the Services, will create any warranty not expressly made herein.
In no event shall Alveo Hive or our employees or affiliates be liable for lost profits or any incidental or consequential damages arising out of or in connection with our website or the Services or this Agreement (however arising, including negligence). In circumstances that do not allow the exclusion or limitation of incidental or consequential damages, the above limitation or exclusion may not apply to you. In no event shall Our aggregate liability, and the liability of our agents, employees and affiliates, to you or any third parties for any and all claims in connection with these Terms, the Platform or Service, exceed the total fees paid to Alveo Hive by You during the six-month period preceding the date of any claim.
You acknowledge that this limitation of liability is an essential Term between You and Us relating to the provision of the service to You and Alveo Hive would not provide the service to you without this limitation.
You agree to indemnify and hold Alveo Hive, its employees, directors, shareholders and affiliates, harmless from any demands, loss, liability, claims or expenses (including attorneys’ fees), made against Alveo Hive by any third party due to or arising out of or in connection with your use of the Site.
Termination
We reserve the right (but have no obligation) to remove any Content or terminate your access to the Site, with or without notice, which may result in the forfeiture and destruction of all information associated with your account. Termination of your account includes disabling your access to our Services and may also prevent you from any future use of the Services.
Also, you may terminate your use of the Service at any time. You may ask Alveo Hive to close your Account by emailing us at support@alveohive.com. In the event of termination, whether by You or by Us, all provisions of these Terms that, by their nature, should survive termination shall survive termination, including, without limitation, your responsibility for past use of the Service, ownership provisions, warranty disclaimers, indemnity, and limitations of liability.
We are constantly trying to improve our Services and incorporate feedback, so these Terms may need to change along with the Services. We reserve the right to change these Terms from time to time as we see fit and your continued use of the site will signify your acceptance of any adjustment to these Terms. If there are any changes to these Terms and/or our Privacy Policy, we will announce that these changes have been made by placing a notice on key pages of our site and/or by sending you an email.
